If you live here, you already know the sound of the third weekend in September. From the Point or lower Thames it is air horns and PA announcements drifting off the harbor. From the top of Bellevue it is a string quartet on a lawn and the click of tent stakes going into Rosecliff's grounds. Both are happening at the same hour.
The rest of the country calls these two things by their event names. Residents calling each other on Friday afternoon call them "downtown" and "up Bellevue," and the difference matters because the calendar has stacked them on the exact same three days.
The Weekend That Is Actually Two Weekends
The 55th Newport International Boat Show runs Thursday through Sunday, September 17 to 20. The 21st Newport Mansions Wine & Food Festival runs Friday through Sunday, September 18 to 20. There is one full day of overlap on Friday, then two more on Saturday and Sunday. That is not a scheduling accident that shifts year to year. It is the shape of the third weekend in September in Newport, and the shape residents have to plan around.
The two events do not compete for the same audience, which is why residents sometimes miss that they are competing for the same town. Traffic in, parking out, the ability to get from Aquidneck Avenue to Memorial Boulevard in under twenty minutes on a Saturday afternoon — these are shared resources, and both events pull hard on them.
Downtown, Thursday Through Sunday
The Boat Show is not one venue. It spans over 17 acres and seven interconnected show sites in historic downtown Newport: Newport Yachting Center, Newport Harbor Hotel & Marina, Oldport Marine, Bannister's Wharf, Bowen's Wharf, Market Square, 'Below-Deck' at Hammetts, and Perry Mill Wharf. The Brokerage Basin, sitting north of Bannister's Wharf, expanded this year and shows sail and motor yachts up to 90 feet.
Hours run 10 a.m. to 6 p.m. Thursday through Saturday and 10 a.m. to 5 p.m. Sunday. The official recommendation is to park at Easton's Beach at 175 Memorial Boulevard, where a complimentary shuttle runs to the show entrance roughly 1.6 miles away. If you are a resident trying to reach a friend on Washington Street or drop off at the harbor for a personal reason, plan for the Easton's shuttle traffic to reshape the Memorial Boulevard rotary from about 9 a.m. onward.
The individual sites hold up as day-of anchors, not interchangeable stops:
- Newport Yachting Center — the anchor site, sailboats and powerboats debuts, retail pavilions
- Perry Mill Wharf — boats up to 80 feet, engines, and the Windward VIP Lounge
- Hammetts 'Below Deck' — the Cruisers Classroom seminar series
- Newport Harbor Hotel & Marina — sea trials and test drives
- Bannister's and Bowen's Wharves — brokerage boats and shops that stay open through the show
Residents who have been through this weekend before treat the Boat Show as a Thursday event or a Sunday-afternoon event. Friday and Saturday belong to visitors.
Bellevue, Friday Through Sunday
The Wine & Food Festival is one venue, and the venue is a Gilded Age house. The 21st Annual Newport Mansions Wine & Food Festival takes place September 18 to 20 at Rosecliff, 548 Bellevue Avenue, hosted by The Preservation Society of Newport County. It is a Grand Tasting-format festival with expert-led seminars and a Sunday jazz brunch, all inside the Rosecliff grounds and tents.
The footprint is smaller than the Boat Show but the pressure it puts on Bellevue Avenue is real. Between roughly 11 a.m. and evening on all three days, expect elevated traffic between Memorial Boulevard and Bellevue's mid-avenue stretch, and expect the on-street parking that residents use for the Cliff Walk trailheads at Narragansett Avenue and Ruggles Avenue to be gone by mid-morning.
One small piece of leverage worth knowing this fall: RIPTA is running its Route 67 (Bellevue/Salve Regina University) bus free through October 31, 2026. Route 67 stops near the Newport Mansions, the Cliff Walk, the Audrain Automobile Museum, and the International Tennis Hall of Fame. For a resident who wants to be on Bellevue that weekend without giving up a parking spot, the free bus is the tool.
How to Read the Overlap
The events are on the same three days, but they are not on top of each other hour for hour. If you sketch out the peaks, the weekend divides into shifts:
| Window | Downtown pressure | Bellevue pressure | Where a resident can breathe |
|---|---|---|---|
| Thu Sept 17, 10 a.m.–6 p.m. | High (Boat Show opens) | Low | Bellevue Avenue, Ocean Drive |
| Fri Sept 18, morning | Rising | Rising (setup traffic) | Middletown side, Third Beach |
| Fri Sept 18, afternoon–evening | High | High (festival opens) | Portsmouth, Sakonnet side |
| Sat Sept 19, all day | Peak | Peak | Off-island, or on the water |
| Sun Sept 20, morning | Moderate | High (jazz brunch) | Downtown before 11 a.m. |
| Sun Sept 20, late afternoon | Winding down (5 p.m. close) | Winding down | Both, after 6 p.m. |
The takeaway most first-time residents miss: Sunday morning downtown is one of the more pleasant windows of the weekend. The Boat Show is still open, the crowd is thinner because the tourist buses have not arrived, and the Wine & Food Festival is still inside the Rosecliff gates for brunch. If you want to walk Bowen's Wharf and actually see the boats, Sunday from 10 a.m. to noon is the window.
The Two Weeks After
The weekend of September 21 is the one that surprises residents who move here from other resort towns. It is quiet. The tents come down at Rosecliff on Monday, the wharfs return to their working-waterfront rhythm by Tuesday, and Bellevue's on-street parking loosens. Ca' del Bosco Wine Garden at The Chanler on the Cliff Walk closes for the season on September 7, which means by the time the Boat Show weekend arrives the resort has already begun its shoulder-season contraction. What looks from the outside like peak Newport is actually the last big pulse before the drop.
That pulse then hands off, with about a week of breathing room, to the next stack.
Then Audrain, Then Bowen's
The Audrain Newport Concours & Motor Week runs October 1 to 4, 2026, presented by A. Lange & Söhne. It was named Motoring Event of the Year at the 2025 International Historic Motoring Awards, three years after the same organization gave it a Rising Star Award. That trajectory shows up in the scale of the 2026 program.
Motor Week distributes across the same two-sided geography as the September weekend, which is part of why it works. Thursday, October 1 opens with the Audrain Hat Luncheon at Rough Point, Wine by the Water at Forty 1° North, and the public Supercar Tour along Ocean Drive at 2 p.m. Friday belongs to The Gathering at Rough Point, Doris Duke's estate on Bellevue Avenue. Saturday, October 3 shifts to Fort Adams: free Cars & Coffee from 7:30 to 10 a.m., followed by the inaugural Audrain Supercar Concours featuring more than 75 supercars and hypercars. Sunday, October 4 is the main Concours d'Elegance at Fort Adams, with more than 180 historically significant cars competing for the Willie K. Vanderbilt Trophy and Best of Show. The Motor Week Village at the International Tennis Hall of Fame on Bellevue runs Friday and Saturday and is free to the public.
The next weekend, October 10 to 13, is quiet in town. Then October 17 and 18 bring the 35th Annual Bowen's Wharf Seafood Festival, 11 a.m. to 6 p.m., free admission, with continuous live music and proceeds from the festival bars benefiting Child & Family. Bike Newport sets up bike racks near Market Square and the Newport Harbor Hotel entrance because parking pressure returns for those two days even though the tourist volume is otherwise low. It is a resident-friendly festival in the way the September events are not — free, walkable, and unhurried.
A Resident's Playbook for the Sept 18–20 Weekend
For a Newport resident who does not want to opt out of the weekend but also does not want to fight it:
- Do the Boat Show Thursday afternoon or Sunday morning. Skip Friday and Saturday.
- If you are going to the Wine & Food Festival, take RIPTA Route 67 from downtown and treat parking as someone else's problem.
- Move dinner reservations to Middletown or Portsmouth on Friday and Saturday nights. Second Beach and Sakonnet-side restaurants are noticeably less impacted.
- Grocery runs, hardware runs, dry cleaner runs: do them Thursday morning before the show opens, or wait until Monday.
- If you have out-of-town guests, put them on the Sunday brunch at Rosecliff and finish the day at Bowen's Wharf around 3 p.m. as the Boat Show winds down. It is the one plan that uses the collision instead of fighting it.
Once you have seen the weekend from both sides of town, the fall calendar starts to make sense as a sequence rather than a pile: the September collision, the short breath, Audrain across Ocean Drive and Fort Adams, then Bowen's Wharf giving the year its quieter close.
For residents thinking about how their address relates to that calendar, whether the walk to Bellevue is a feature or a friction, whether the Point's proximity to the wharfs is an asset or a trade-off, that is a longer conversation. Eric Kirton at Lila Delman Compass has that conversation year-round. Request a private consultation.
